Yes — lime plaster can be used in bathrooms and kitchens, and in humid rooms it often outperforms modern gypsum and paint systems. Lime absorbs moisture from steamy air and releases it as the room dries, buffering condensation instead of letting it stream down the walls. The only real caveat is direct water contact: shower enclosures and splashbacks need a suitable finish over or instead of plain lime. This guide covers what to use where.
Why lime suits humid rooms
Bathrooms and kitchens produce moisture in bursts — a ten-minute shower, a pan boiling for half an hour — and the problem in most modern rooms is that the surfaces cannot do anything with it. Vapour hits cold, impermeable paint, condenses, and sits there until mould takes hold. Lime plaster behaves differently.
- It is hygroscopic and vapour-open: the plaster takes moisture out of the air during the humidity spike and releases it gradually afterwards, smoothing out the peaks that cause streaming condensation
- It buffers rather than blocks: the wall works with your ventilation, not against it, so the room dries faster after use
- It is naturally alkaline: fresh lime surfaces have a high pH that mould struggles to colonise, which is why limewash was historically used in dairies and sculleries
- It is repairable: knocks and worn patches can be made good locally rather than re-skimming a whole wall
None of this is exotic. Before the mid-twentieth century, virtually every British bathroom, scullery and kitchen had lime-plastered walls, and many still do — usually the ones without a mould problem.
Where to be careful: direct water contact
Breathability helps with vapour, not with running water. Lime plaster that is repeatedly soaked — inside a shower enclosure, behind a basin tap, directly behind a hob — will soften and erode over time, and no breathable paint will save it. The distinction to hold onto is between humid zones, where plain lime plaster excels, and splash zones, where the surface needs to shed or tolerate liquid water. Plan the room around that line and lime works everywhere.
The right finish, zone by zone
General bathroom walls and ceilings
Lime plaster finished with a breathable paint — limewash, a silicate (mineral) paint, or a good-quality breathable emulsion formulated for lime — is ideal here. Ceilings above baths and showers, often the first place mould appears in a modern bathroom, particularly benefit from lime's buffering. Avoid anything sold as "bathroom paint" that works by forming a vinyl film: it seals the surface and throws away the advantage you paid for.
Showers and splashbacks
Inside a shower enclosure, or behind a bath used for showering, use either tiling on a suitable backer board with tanking to the wet area, or tadelakt — a polished, water-shedding lime finish described below. If tiling, keep the tanked, tiled area to the wet zone itself rather than wrapping the whole room in impermeable layers; the rest of the walls should stay breathable. Basin and sink splashbacks follow the same logic at a smaller scale: a course of tiles, a stone upstand or a tadelakt panel over the lime.
Kitchens
Lime plaster is well suited to kitchen walls and ceilings, handling steam from cooking in the same way it handles a shower. The area that needs thought is the grease zone around the hob and worktop, where surfaces must be wiped with detergent regularly. There, fit a wipeable splashback — tiles, glass, stainless steel or stone — over the plaster. Elsewhere in the kitchen, lime with a breathable but scrubbable mineral paint is a practical, durable finish.
A short tadelakt explainer
Tadelakt is a traditional Moroccan lime plaster finish, historically used in hammams and bathhouses. Lime plaster is compacted and polished with a smooth stone, then treated with olive-oil soap; the soap reacts with the lime to form calcium stearate, a water-repellent compound bound into the surface itself. The result is a seamless, softly sheened, jointless finish that sheds water while remaining subtly vapour-open — which is why it can line showers, basins and even baths without tiles or silicone joints. It is skilled, labour-intensive work and priced accordingly — noticeably more than standard lime plastering, with the exact figure depending on the substrate, detailing and colour work. For a period bathroom, though, it is one of the most sympathetic wet-zone finishes available, and it removes the grout lines that are usually the first thing to fail in a tiled shower.
Does this only apply to old houses?
No. In a pre-1930 solid-wall house the case for lime is overwhelming, because the bathroom walls are part of a breathable structure that must not be sealed — a vinyl-painted, gypsum-skimmed bathroom in a stone cottage is a mould farm waiting to happen. But lime also earns its place in newer buildings. On plasterboard or blockwork, a lime or lime-based finishing plaster still buffers humidity, still resists mould, and still gives a depth of surface that flat modern skim lacks. Many of the lime bathrooms we are asked about are in perfectly ordinary twentieth-century houses whose owners are simply tired of repainting a mouldy ceiling every eighteen months.
One practical note for period properties: if the existing bathroom walls are old lime plaster under layers of modern paint, much of the benefit can be recovered by stripping the paint back and redecorating in a breathable finish, without replastering at all. Condition dictates the approach, which is why an inspection comes before a specification.
Ventilation still matters
Lime buffers moisture; it does not remove it. The water absorbed during a shower has to go somewhere, and that means ventilation — an extractor fan with adequate flow and a run-on timer, or at minimum a window opened after use, in any bathroom or kitchen regardless of finish. Building regulations require mechanical extraction in new and refurbished bathrooms and kitchens in most cases. Think of lime as widening your margin for error, not replacing the fan: together they keep a humid room reliably dry; either alone works harder than it should.
What not to do
Most failures we see in lime-plastered bathrooms come from well-meaning later decisions rather than the lime itself.
- Do not paint lime with standard emulsion or vinyl "bathroom" paints — the plastic film blocks the pores, condensation forms on the surface, and the paint eventually blisters and peels as moisture pushes from behind
- Do not seal lime with PVA, acrylic primers or waterproofing liquids for the same reason
- Do not tile straight onto old lime plaster in a wet zone — the plaster is not a suitable tile background when soaked; use a backer board and tank the wet area properly
- Do not patch lime walls with cement or standard gypsum before decorating — the patches trap moisture at their edges and telegraph through the finish
- Do not skip extraction on the theory that a breathable wall makes ventilation unnecessary — it does not
The short version
For the walls and ceilings of bathrooms and kitchens, lime plaster with a breathable paint is not a compromise — it is arguably the best-performing finish available, especially in an older solid-wall house where the rest of the fabric is already lime. Reserve impermeable, wipeable surfaces for the places that genuinely get wet or greasy: the shower, the splashback, the hob surround. Keep the ventilation honest. Done that way, a lime bathroom stays drier, stays mould-free for longer, and suits a period building far better than a room wrapped in vinyl paint and plastic panels.
